WOLLONGONG MOULD REMOVAL SERVICES

Structural Drying & Dehumidification in Wollongong

A building that feels dry usually isn’t. Proper drying is measured, not guessed, and it’s the difference between a repaired home and mould in six weeks.

Trusted Structural Drying and Dehumidification

Someone’s extracted the water and set up a couple of fans, and you’ve been told to let it dry out. A few days later the floor feels fine, the equipment goes, and everyone moves on. Then a month later there’s a musty smell and mould creeping out from under the skirting, because the walls and the subfloor were never actually dry.

Getting the standing water out is the easy part. Drying the water that’s soaked into the plasterboard, the framing, the subfloor and the insulation is the hard part, and it’s the part that decides whether you get a fixed house or a mould problem.

We’ve been doing water damage and mould work across the Illawarra for 15 years at Wollongong Mould Cleaning & Removal. Structural drying is the engine room behind every water job we do, whether it started as a burst pipe, a flood, a storm or a leaking roof. Done properly it’s a measured, monitored process, not fans and hope, and most companies won’t tell you how it actually works. We will.

Why Fans and Time Don't Dry a Building

This is the single most common mistake, and it’s worth understanding, because it explains why so much water damage turns into mould.

A fan does one thing: it moves air. When you blow air across a wet surface, the water on that surface evaporates faster. That’s real, and it’s why a fan feels like it’s working. But the water doesn’t leave the building. It evaporates off the carpet or the wall and goes straight into the air in the room instead.

Now the room’s air is holding all that moisture. Warm, humid air. And humid air can’t absorb much more, so the evaporation slows down and eventually stops. Run a fan in a closed room and you don’t dry the room, you just move the water from the materials into the air and leave it hanging there, which is a near-perfect environment for mould. In the Illawarra, where the outside air is already humid a lot of the year, opening the windows doesn’t fix it either.

The missing piece is the dehumidifier. A dehumidifier pulls the moisture out of the air and drains it away, which keeps the air dry enough to keep absorbing more moisture from the materials. That’s the actual mechanism: the air movers push moisture out of the building materials into the air, and the dehumidifiers pull it out of the air and out of the building. One without the other doesn’t work. Fans alone just relocate the problem.

That’s why “just leave the fans on for a few days” is the advice that fills houses with mould. It was never going to dry the structure.

How Structural Drying Actually Works

There’s a recognised standard behind professional drying, and the steps aren’t arbitrary. Here’s the process, in plain terms.

We map the moisture before we set up anything

You can’t dry what you can’t find. Moisture meters read the actual water content of the walls, floors and framing, and thermal imaging shows where the water has travelled, which is nearly always further than the wet patch suggests. That map tells us where the water is and how much equipment the job needs, rather than guessing.

We set a drying goal from a dry reference

We take readings from an unaffected part of the same building, timber or plasterboard that never got wet, and that becomes the target. The job isn’t done when the floor feels dry. It’s done when the wet materials read back within a few points of that dry reference. A real number, not a feeling.

We size and place the equipment for the job

The number of air movers and dehumidifiers is calculated from the size of the space and how much material is wet, not grabbed off the truck. Air movers go at specific angles to break the still layer of air sitting against wet surfaces. Where water’s in wall cavities or under floating floors, we use specialist gear that injects dry air directly into those spaces, because a dehumidifier in the middle of the room won’t reach them.

We monitor daily and adjust

Every day the equipment’s running, we take fresh readings: the moisture in the materials, and the temperature and humidity of the air. If the numbers aren’t moving the way they should, we change the setup, add capacity or reposition. Drying is driven by the data, not left to run for a set number of days and hoped over.

We verify it’s dry, then we stop

When the readings confirm the materials are back to the dry reference, the job’s done and the gear comes out. Not before, because pulling equipment early is how mould gets its start, and not arbitrarily late either.

The Documentation Is What Settles Your Insurance Claim

For anyone mid insurance claim, this part matters as much as the drying itself.

Because proper drying is measured, it produces a record: the initial moisture readings, the drying goal, daily logs of how the materials and the air tracked, the equipment used and where, and the final readings proving everything reached dry. That’s a drying log, and it’s exactly what an insurer wants to see.

It does two things for your claim. It proves the work was necessary and done to standard, so the cost is justified. And the final readings prove the building was actually dry before any repairs went back on top, which protects you if mould ever appears later, because you can show it was dry when the walls were closed up.

A crew that ran some fans and pulled them when the floor felt dry has none of that. No readings, no proof, nothing to hand an assessor. We document every job to the standard, whether it’s an insurance claim or not, because it’s the only honest way to prove a building is dry.

The Drying Behind Every Kind of Water Damage

Structural drying is the same core process whatever caused the water, but each situation reaches it differently. Here’s where yours fits.

    • When a pipe or flexi hose lets go inside the house, clean water runs into floors and cavities and needs drying fast, which is where we come in on a burst pipe water damage situation.
    • When water comes across the ground from a creek, a drain or runoff off the escarpment, it brings contamination and strip-out before drying even starts, so we remediate flood damaged parts of your property from extraction through to dry.
    • When a storm gets water into the roof and through the ceiling, there’s often a wait before anyone can attend, and we make the house safe before we dry it with our storm damage restoration service.
    • When a leaking roof has soaked the ceiling and roof space, we coordinate stopping the leak first, because drying won’t hold until it is.
    • When carpet and underlay are soaked, fast drying decides whether they’re saved or replaced, and we make that call honestly on water-damaged carpet.

Whatever the source, if the building has been wet long enough that mould has already started, drying alone won’t fix it, and we treat that as a mould remediation job as well.

How Much Does Structural Drying Cost?

Drying is priced on how much of the building is wet and how many days the equipment has to run, because those are the two things that actually drive it.

Most drying is part of a wider water damage claim, so for a lot of people it goes through insurance. The assessment is free.

StageWhat it coversCost
Assessment and moisture mappingWe find where the water is, how much there is, and set the drying goalFree assessment
Equipment and daily monitoringAir movers and dehumidifiers, sized to the job, with daily readingsPriced by area and days on site
Cavity and specialist dryingInjecting dry air into wall cavities and under floating floors where neededQuoted where required
Verification and documentationFinal readings confirming dry, and the full drying log for your insurerIncluded

What moves the cost of the job:

    • How much of the building got wet
    • How deep the water went
    • How many days it takes to reach the drying goal, and
    • Whether cavities or floors need specialist drying.

A job caught quickly with less material wet dries faster and costs less, which is the practical reason to call early rather than run fans and wait.

You get the figures in writing before anything starts.

Why Drying Is Harder, and More Important, in the Illawarra

Humidity is the whole challenge of drying a building, and we have it in spades. Coastal air here sits humid for much of the year, which means the ambient air is already carrying moisture before you start. That’s exactly why fans and open windows fail here more than they would inland, and exactly why dehumidification does the real work: it’s the only way to get the air dry enough to keep pulling moisture out of the structure.

The local housing adds to it. Raised timber floors let water run into subfloors that then dry slowly in the damp air underneath. Brick veneer traps moisture in the cavity. Older homes hold water in ways newer sealed builds don’t. Knowing how each type dries is what lets us set the equipment up right the first time rather than chasing the readings for a week.

We’re local, we know these buildings, and we’ve got the gear on hand rather than hiring it in. That means we can be drying your place quickly, which on a water job is most of the battle.

Frequently Asked Questions

Can't I just dry it out with fans and open windows?

For a tiny surface spill, maybe. For anything that’s soaked into the building, no.

Fans move water off surfaces and into the air, but without a dehumidifier that moisture just sits in the room and slows the drying to a stop, especially in the Illawarra’s humidity. Dehumidification is what actually removes water from the building rather than shifting it around.

Most jobs run around three to five days of equipment on site, though it depends on how much got wet, what materials are involved and how deep the water went.

We don’t dry to a set number of days, we dry until the readings confirm the materials are back to the dry standard, then stop.

We take readings from an unaffected part of the building as a dry reference, then dry the wet materials until they read back within a few points of it.

It’s a measured target, confirmed with moisture meters, not a judgement based on how the floor feels or looks.

Almost always because it wasn’t fully dried.

If the equipment was fans only, or was pulled when the surface felt dry while the cavities and subfloor were still wet, the leftover moisture grows mould weeks later. Proper drying to a measured goal, verified with readings, is what prevents that.

Yes, and it’s built into how we work.

You get the initial moisture readings, the drying goal, daily logs, the equipment used and the final readings proving the building reached dry. That drying log is what insurers want, and it protects you by proving the structure was dry before repairs went back on.

Yes.

Water gets into wall cavities and under floating floors where a normal dehumidifier can’t reach, so we use specialist equipment that injects dry air directly into those spaces. Finding that hidden water with moisture mapping first is what makes sure it gets dried rather than sealed up wet.

Yes.

We dry to a measured standard and give you the readings confirming it, so you can start your work knowing the structure is dry and you’re not building over trapped moisture. A lot of our work is alongside builders and trades on exactly this basis.
