WOLLONGONG MOULD REMOVAL SERVICES

Residential Water Extraction in Wollongong

If you rent, the water damage is an urgent repair and it is the landlord’s bill, not yours. If you own, the first six hours decide most of what it costs. Either way, do not wait.

Water damage remediation often requires industrial fans to dry the area

What To Do Right Now

  1. Stop the water at the source if you can. The mains tap at the meter, or the isolation valve under the sink or behind the toilet.
  2. Turn the power off to the wet area, but only if the switchboard is dry and safe to reach. If the board itself is wet, leave it and tell us.
  3. Do not run a household vacuum over it. It is a shock risk, you will wreck the vacuum, and it will not pull water out of underlay anyway.
  4. Lift what you can out of the water. Rugs, electronics, photos, anything with a cardboard or fabric base. Put foil or timber blocks under furniture legs so the stain and rust do not bleed into wet carpet.
  5. Photograph everything before you touch it. Wide shots of each room, close shots of the damage, and the source.
  6. Keep everything. Nothing goes in the bin until the assessor has been or you have the photos. If you rent, tell the landlord or agent in writing today.

Trusted Home Water Extraction in Wollongong, NSW

It is usually the middle of the night, and usually a flexi hose under a vanity. You wake up to water across the hallway, and the first thing you think is that the carpet is ruined and the second is that you have no idea who to ring.

The carpet is probably fine if someone gets there fast. That is the more honest answer, and it is why we push people to call immediately rather than waiting until morning to see how bad it looks.

The team at Wollongong Mould Cleaning & Removal have been doing water damage and mould work across the Illawarra for 15 years. We answer the phone at any hour and we run the job ourselves – no subcontracting – it’s us. We are local, so we are not driving down from Sydney.

Do You Need Extraction, or the Full Restoration?

Extraction is the emergency: water out, moisture found, drying running, all inside the first day. Restoration is what follows once the building is dry, which is the replacing and rebuilding part.

Most homes need both, and extraction is always first. If you want the whole picture rather than just the emergency, start at water extraction or go up to water damage restoration.

How We Extract Water From a Home

We answer and talk you through making it safe

Before we hang up you will know whether to touch the switchboard and what to move.

We then pump and extract the water

Submersible pumps for standing water, then extraction units through carpet and underlay to pull out what a mop leaves behind. We’ve got photos on our Google Business Profile if you want to have a look.

We find where the flooded water went

Moisture meters and thermal imaging through walls, under floating floors and into the subfloor gives us an indication of future damage. In an Illawarra home on a sloping block, water often ends up somewhere nobody thought to look.

We dry to a reading

Air movers and dehumidifiers, monitored daily until the materials are actually dry. The detail sits on structural drying and dehumidification. Depending on your living situation, we can work around when our dehumidifying industrial dryers will be operational – they can be loud.

We tell you honestly what is finished

Carpet often survives if picked up early enough. Underlay usually does not. We will say so rather than drying something that stinks in a fortnight.

We document it for the claim

Dated photos, readings room by room, the water category, and the final numbers proving it came back dry. We can also work directly with insurance as we have experience with them – peace of mind for you and your family.

Renting? Water Damage Is an Urgent Repair and the Landlord Pays

This is the part nobody tells renters, and it is the reason a lot of Illawarra rentals sit wet for a week.

Under the Residential Tenancies Act 2010 (NSW), a broken or malfunctioning appliance, fitting or fixture that supplies water or wastes a substantial amount of water is classified as an urgent repair. Urgent repairs are the landlord’s to arrange and pay for, and that covers the resulting water damage, not just the tap that failed.

If you cannot reach the landlord or agent, or they will not act, or they are simply taking too long, the Act lets you arrange the repair yourself. The landlord must reimburse your reasonable costs up to $1,000, within 14 days of you giving them written notice. Above that figure you can apply to NCAT for an urgent hearing.

Three things make that work:

  1. Put it in writing today. A text or an email with the date, what happened and what you need. Verbal does not count when you are asking to be paid back. We prompt for this too so it’s official.
  2. Use a licensed or qualified tradesperson. If your tenancy agreement names a repairer, use them first if you can.
  3. Keep all receipts and give them copies. Written notice of the repairs, the costs, and the receipts. That is what triggers the 14 days.

We are used to this. We will invoice you or the agent, whichever suits, and the documentation we produce is the same either way.

And for transparency, your landlord’s building insurance covers the building, and their policy will not cover your things. Contents cover for a renter is your own policy, and if you do not have one, your furniture and electronics are on you.

This is general information, not legal advice. The authority here is NSW Fair Trading on 13 32 20, or the Tenants’ Union of NSW.

Rooms and Situations We Deal With Most

  • Bathrooms and ensuites, where a failed flexi hose under the vanity is far and away the most common cause, covered as burst pipe water damage
  • Living areas where the carpet and underlay took it, and speed decides whether they are saved, covered on water damaged carpet
  • Ceilings that have come down or stained after rain, which usually means a leaking roof rather than a plumbing failure
  • Subfloors and under-house areas where the water quietly went and stayed, which is mould on floors
  • Whole-house flooding from a creek, drain or runoff off the escarpment, which is contaminated and handled as flood damage restoration
  • Anything that has come back up through a floor waste or toilet, which is sewage cleanup and never a mop-and-dry job

If the place has been wet long enough to smell, mould remediation runs alongside the drying.

How Much Does Home Water Extraction Cost?

The assessment is free. Most home water damage goes through insurance, so the number that matters is usually your excess.

What impacts the price:

    • How many rooms
    • How long it sat
    • Whether the water was clean or contaminated, and
    • How many days the drying runs.

And it probably goes without saying but all of those get smaller the earlier you call.

How Our Local Illawarra Knowledge Helps

Homes here hold water in ways that catch out crews from elsewhere. Raised timber floors on the sloping blocks through Figtree, Keiraville, Thirroul and Austinmer let water run straight off the slab line and into the subfloor. Brick veneer traps it in the cavity where you cannot see it. The older stock through Corrimal, Woonona, Warrawong and Port Kembla often has ageing plumbing and original flexi hoses, which is where a lot of 2am callouts come from.

We are ten minutes away from most of these locations, and after a storm that matters more than anything, because out of area crews clear their own spot first.

We cover Wollongong, Figtree, Corrimal, Fairy Meadow, Bulli, Woonona, Thirroul, Dapto, Berkeley, Unanderra, Shellharbour, Albion Park and Kiama.

Frequently Asked Questions

Who pays for water damage in a rental, me or the landlord?

The landlord, where the cause is the building or its fittings.

Under the Residential Tenancies Act 2010 (NSW), a broken water fitting or one wasting a substantial amount of water is an urgent repair, and urgent repairs are the landlord’s to arrange and pay for.

Your own contents are yours.

NSW Fair Trading on 13 32 20 is the authority if you have any specific questions.

Yes.

If you cannot contact them, or they will not act, or they are taking too long, you can arrange it with a licensed or qualified tradesperson.

The landlord must reimburse reasonable costs up to $1,000 within 14 days of your written notice, with receipts. If the amount is over that then NCAT can hear it urgently.

It can! If we get there fast and the water was clean.

Underlay usually does not, because it holds water like a sponge and dries far slower than the carpet sitting on top of it. We will tell you which is which rather than drying something that will smell in two weeks.

Clean water from a supply pipe is not, in itself. Water that has crossed the ground, come from a washing machine or dishwasher, or come back up a drain is different and gets treated accordingly. Most people are unaffected by short exposure, but if you have asthma, allergies or a weakened immune system, stay out of the wet area and obviously see your local GP if you feel unwell.

Usually several days. We won’t know for sure until we inspect the site.

It is noisy and it uses power, and we know that is annoying. We monitor it daily and take it out when the readings say the materials are dry, not when a set number of days is up. Pulling it early is how you end up with mould behind a wall you have already painted.

No.

Drying only works if it runs continuously. Turning the gear off overnight can add days to the job and it lets moisture redistribute back into materials you have already dried.
