WOLLONGONG MOULD REMOVAL SERVICES
Pre-Purchase & Rental Mould Inspections in the Illawarra
Know what’s behind the walls before you sign the contract or the lease.
Trusted Property Mould Inspections in the Illawarra, NSW
A house can show beautifully for a half-hour open home and still be hiding a slow leak behind the ensuite wall. A rental can look spotless at the viewing and grow mould in the hallway cupboard by the first cold snap. With mould, the patch you can see is usually the smallest part of the story, and unfortunately a fresh coat of paint hides a lot.
We’ve been inspecting homes across the Illawarra for 15 years at Wollongong Mould Cleaning & Removal. We know where damp likes to sit in an older Thirroul weatherboard, how a Figtree brick veneer holds moisture, and why an apartment near the water in Wollongong traps condensation the owner never notices. That’s the difference between a hunch and a diagnosis.
Before you commit money you can’t easily claw back, an inspection swaps the guesswork for a written picture: what’s there, what’s feeding it, and what it would take to fix.
Is this you?
- Buying an older or low-lying Illawarra home, and the building and pest report only said "some mould noted in the bathroom"
- About to sign a lease and you want to know what you're actually moving into
- Already renting, and mould has turned up that you're fairly sure isn't down to you
- A landlord or property manager who needs the "whose responsibility is it" question answered in writing
- Looking at a unit or townhouse where you can't see the roof space, the subfloor, or what's happening in the shared walls
- You caught a musty smell at the inspection and couldn't trace where it was coming from
Send us the address and what you’ve noticed. We’ll tell you honestly whether an inspection is worth your money, or whether it isn’t.

A Building and Pest Report or a Mould Inspection, Which Do You Need?
Short answer: they’re different jobs, and for a lot of Wollongong properties you want both.
A standard building and pest inspection follows Australian Standard AS 4349.1. It’s built to check structure and timber pests. A good building inspector will write down visible mould if they spot it, but they aren’t required to run a moisture meter across every wall, open up a cavity, or crawl the subfloor chasing damp. So the report often reads “mould observed on bathroom ceiling” and stops there. It won’t tell you how far it’s spread, what’s causing it, or whether there’s a bigger problem behind the plasterboard next to it.
A mould inspection is the specialist follow-up. It goes after the moisture the building report wasn’t scoped to find. If you want the detail on how we detect hidden damp, check out our mould inspection and testing page.
We recommend you to get the building and pest report for the bones of the house. Get a mould inspection when the property is older, low-lying, near the water, has a history of leaks, or when that building report flagged mould and left you with more questions than answers.
How a Pre-Purchase or Rental Inspection Works
This isn’t the same as a general mould check. The timing is the whole game, because for a buyer or a renter the window to act is short.
- Tell us the deadline first: In NSW, a private-treaty purchase gives you a five business day cooling-off period after contracts are exchanged, ending at 5pm on the fifth day. You would probabyl agree – that’s not long. If you’re a renter documenting a problem or a manager responding to a tenant, tell us that timeframe too. We book around your clock & priorities.
- On-site property inspection: We assess the areas that matter for your situation and find the damp behind them using moisture meters and thermal imaging.
- You get a report you can hand to someone: Written so a conveyancer, a real estate agent, a landlord, or the NSW Civil and Administrative Tribunal can read it and act on it. Cause, extent, and what it means.
- If we find a problem, you decide what happens next. We can talk you through mould cleaning or a more detailed mould remediation option if it’s required. The report stands on its own though. There’s no obligation to have us, or anyone, do the work.
We Don't Just Find the Mould, We Tell You What It Means for Your Purchase or Lease
Plenty of reports confirm mould exists. That’s the easy bit. The one that says “mould found, remediation recommended” and nothing more is close to useless. The issues with this vague report is that your conveyancer can’t negotiate with it, your landlord can shrug at it, and the Tribunal has been known to give evidence like that no weight at all as mould is not uncommon in Australian households.
Our mould report tells you the likely cause and whether it’s still active, because active damp behind a wall is a different conversation from an old stain that dried out years ago. It tells you how far it’s spread, so you know if you’re looking at a simple wipe-down or a wall being exposed to dry out through proper ventilation. It gives you a straight read on what that means for you: a reason to walk away, a number to knock off the price, a repair to ask the landlord for, or something small you can live with.
Fifteen years across the same Illawarra suburbs means we recognise the patterns. We’ve seen the 1970s brick veneer with the failing subfloor vents. The renovated unit where the new bathroom waterproofing was rushed and shoddy (at best). We’ve seen what these properties do, and the report reflects that, rather than a generic checklist that could describe any house in any state.
Inspections for Buyers, Renters, Landlords and Strata
The same inspection serves different people in different ways. Here’s how it lands depending on where you’re standing.
- Buyers: Book inside your cooling-off window and you’ve still got the leverage. A clear report is a negotiating tool: ask for a price reduction, ask for the work to be done before settlement, or use it to walk with only the 0.25% forfeit rather than inheriting a problem you’ll pay thousands to fix later. Buying at auction? There’s no cooling-off period at all once the hammer falls, so the inspection has to happen before you bid.
- Renters: If mould appears during your tenancy, report it to the agent in writing straight away, with photos and the date you first saw it. An independent inspection backs that up with evidence of the cause, which is what settles whether it’s a building fault or something else. It’s the same kind of documentation that supports a repair request, a rent-reduction discussion, or a bond dispute at the end of the lease.
- Landlords and property managers: A written report from a qualified inspector takes the heat out of the “tenant versus owner” argument. It records the cause, which is what determines responsibility, and it demonstrates that you responded to the complaint properly. For a managed portfolio, that file is worth having if a matter ever reaches NCAT.
- Apartments and strata: Apartments hide their moisture in shared walls, common property and roof cavities you can’t get to at an inspection. We check what’s reachable and flag what points to a building-wide issue rather than something in your four walls.
If the inspection turns up water damage from a leak, flood or storm, that usually leads to our water damage restoration work rather than a straight mould job.
How Much Does a Pre-Purchase Mould Inspection Cost?
Most companies won’t put a number on their page. Here’s ours, plainly.
The on-site inspection is free. Whether it’s one room or a full pre-purchase walk-through of the whole house, roof space and subfloor included, you don’t pay for us to come out, look, take moisture readings and write it up. The only cost is lab testing, and that only comes into it when a job actually needs samples analysed, for a dispute, an insurance claim, or a health concern where you need named species and spore counts rather than “there’s mould here.” When that’s the case, the cost tracks the number of samples, because each one goes to an independent NATA-accredited lab.
| What you need | What it covers | Cost |
|---|---|---|
| On-site inspection | Visual check and moisture readings, with a written report | Free |
| Full property inspection | All rooms, roof space and subfloor, with moisture mapping | Free |
| Lab sampling (if needed) | Air or surface samples sent to a NATA-accredited lab | From around $120 a sample |
Most jobs that need testing use a few samples plus an outdoor control, so you’ll usually be looking at a few hundred dollars, not thousands. We’ll tell you if any testing is worth it, and what it’ll cost, before we take a single sample.
How Our Local Illawarra Knowledge Sharpens the Report
Damp behaves differently depending on the building and where it sits. We inspect across the Illawarra every week, so we’re reading each property against hundreds we’ve already seen, not a textbook.
We know the coastal humidity that rolls through Thirroul and Austinmer. We know the older homes in Figtree and Kiama that were never built to shed moisture the way we’d expect today. And we know the newer, tightly sealed units closer to the Wollongong CBD that trap condensation and grow mould in the wardrobe. That local read means a faster, sharper diagnosis and a report you can actually trust to reflect the property in front of you.
You get straight answers and a sensible plan for what to do with them.
Get Your Inspection Booked Before the Clock Runs Down
If you’re mid cooling-off, staring at a lease, or fielding a tenant complaint, the useful move is to get the inspection done while you still have room to act. Fill in the form with the address, what you’ve noticed, and your deadline, and we’ll sort the rest.
No obligation, no pressure.
Frequently Asked Questions
Should I get a mould inspection before buying a house in the Illawarra?
Yes for the older, low-lying, or coastal properties.
A standard building and pest report checks structure and pests, not the full moisture picture, so mould behind walls or under floors can slip through. An inspection during your cooling-off period gives you the facts while you can still negotiate or walk.
Does a building and pest inspection cover mould?
Not properly. Building inspectors will note mould they can see, but they aren’t required to moisture-map every wall or open up cavities.
You’ll often get a line like “mould in bathroom” with no cause and no extent, which isn’t enough to make a decision on.
When should I book a pre-purchase mould inspection?
As early as you can, and before your cooling-off period runs out.
In NSW that’s five business days from exchange for a private-treaty sale, ending at 5pm on the fifth day. If you’re buying at auction there’s no cooling-off period, so the inspection needs to happen before you bid.
I'm renting and mould has appeared. Is it my responsibility or the landlord's?
If the mould comes from a building fault like a leak, rising damp or poor ventilation, it’s probably the owner’s responsibility to fix under NSW tenancy law.
If it’s from a lack of everyday ventilation, it can fall to the tenant. An independent inspection identifies the cause, which is what settles the question.
Just note, this is general information, not legal advice, and NSW Fair Trading is the place to check your specific situation.
Who pays for a mould inspection on a rental?
The inspection itself is free, so whoever books it isn’t out of pocket for us to attend and report.
A tenant might arrange one to support a repair request or bond matter, while a landlord or property manager might arrange one to respond to a complaint and record the cause. The only cost is lab testing, if the situation calls for it, and we flag that before we take any samples.
Can you inspect a unit or apartment?
Yes.
Units are common in the Illawarra and they hide moisture in shared walls, roof cavities and common property. We inspect what’s accessible and flag anything that points to a building-wide problem you’d want the strata to look at.
How long until I get the report?
The inspection itself is usually a single visit.
When lab sampling is involved, we’ll tell you the turnaround when we book you in, so you can plan around your deadline.
If you find mould, can you remove it too?
Yes.
We’re the local team that both inspects and fixes, so you’re not left hunting for a separate contractor after the report lands. That said, the report is yours to use however you like, with no obligation to book the work with us.
